Edinburgh Festival Fringe in Edinburgh: the accommodation problem
When it runs: 6 to 30 August 2027, in venues across Edinburgh
The Fringe is not one venue and one weekend. It is more than three weeks of shows in hundreds of venues across the city, running alongside the Edinburgh International Festival, the Royal Edinburgh Military Tattoo and the book festival. For most of August, Edinburgh has far more people who need a bed than it has beds.
Two groups book very early. Performers and production companies need somewhere for the whole run and often book a flat for the month as soon as their venue is confirmed. Regular visitors rebook the same place year after year. Anyone else is mostly looking at what those two groups let go.

Fewer flats than there used to be
Since September 2022 the whole of Edinburgh has been a short-term let control area. Letting out a flat that is not your own home now needs planning permission, and every short-term let in Scotland needs a licence. Plenty of flats that used to be festival lets every August have left the market.
People letting out their own home, the whole flat or a spare room, can still apply for a temporary exemption for the festival weeks. That is a real source of rooms, but they appear late and unpredictably: a host decides in spring or summer to go away for August, and the place shows up when it shows up.
One more thing for your budget: Edinburgh's 5% visitor levy applies to stays from 24 July 2026, so it is part of the price for every Fringe night in 2027, up to the first five nights of a stay.
The weeks are not the same
The opening weekend, starting Friday 6 August 2027, has the previews, the reviewers and the most people trying to arrive at once. The middle two weeks are the busiest stretch of August overall, when the Fringe, the International Festival and the Tattoo all overlap.
The last week is the softer one. Performers complained after the 2026 Fringe about how quiet its final week was, partly because Scottish schools are back by then. The festival still ends on Monday 30 August, the English bank holiday, and the Fringe Society has ruled out moving the 2027 dates. If you can choose, the final week is the best chance of finding a place.
Search beyond the Old Town
Venues are concentrated in the Old Town, the New Town and around George Square and the Pleasance, but the city is compact and the buses run late. Leith, Portobello, Morningside and Bruntsfield are all a short bus ride from the venues and keep some stock after the centre has gone.
The alert we set up covers the city from Leith and Portobello in the north and east down to Morningside and the south side. If that is still too tight, run a second search further out along the railway: Linlithgow, North Berwick or the Fife towns across the Forth. Glasgow, about fifty minutes away by train, has far more choice, but check the time of the last train back before you count on it after a late show.
Also check your stay length. A lot of hosts in August only take long bookings, so a three night search can show an empty map while week long stays are still available.
Edinburgh Festival Fringe accommodation questions
When is the Edinburgh Fringe 2027?
Friday 6 August to Monday 30 August 2027, in venues across Edinburgh. The Fringe Society has said the dates will not move.
Why is accommodation so hard to find during the Fringe?
Because the city fills for a whole month, not a weekend. Performers and crews book flats for the full run, regulars rebook every year, and since 2022 many flats that used to be festival lets need planning permission and a licence, so there are fewer of them.
Which week of the Fringe is easiest to book?
Usually the last one. Audiences are noticeably smaller in the final week, partly because Scottish schools have started again. The opening weekend and the middle two weeks, when the other August festivals overlap, are the hardest.
Where else can I stay for the Edinburgh Fringe?
Leith, Portobello, Morningside and Bruntsfield are a short bus ride from the venues. Further out, Linlithgow, North Berwick and the Fife towns are on the railway, and Glasgow is about fifty minutes by train with much more choice.
Do I pay a tourist tax in Edinburgh?
Yes. Edinburgh charges a 5% visitor levy on overnight stays from 24 July 2026, including short-term lets, on up to the first five nights of a stay. Count it in when you set the price ceiling for your alert.
