Cannes Film Festival in Cannes: the accommodation problem
When it runs: 11 to 22 May 2027, the 80th edition, at the Palais des Festivals
The Cannes Film Festival is not a festival most visitors buy a ticket for. It is a trade event: studios, sales agents, buyers, press and their teams, all in one town of about seventy thousand people for twelve days. They book early, often the year before, and a lot of them rebook the same flat every May.
That changes the shape of the market. There is no moment when tickets go on sale and the town fills up. It is mostly full before the public has started thinking about May at all, and what becomes available later is people whose plans changed: a film that did not get selected, a company that sent fewer people, a delegation that moved to a hotel.

What the prices do
An analysis of 224 hotels in and around Cannes, using prices for the 2027 festival collected in September 2026, found the median room going from about €160 a night a few days before the festival to about €470 on opening day, and back to about €190 three days after it closes. An ordinary night in Cannes outside a congress costs roughly €100 to €140.
Rentals follow the same curve. Two practical consequences for your alert:
- Set the price ceiling for festival week, not for May. A ceiling based on what the same flat costs a week earlier filters out nearly everything.
- Watch for price drops late. Hosts who priced for the industry and did not fill sometimes come down in the final weeks. Price drop alerts are on Pro and above.
The two weeks are not the same
The opening days carry the red carpet premieres, the most press and the busiest part of the Marché du Film, the market that runs alongside the festival. That is when most of the industry is in town at once.
The market closes a few days before the festival does. In 2026 it ran from 12 to 20 May while the festival went on to 23 May, and buyers and sales agents have little reason to stay once it is over. If you only need a few nights and can choose which, the last days before the closing ceremony on Saturday 22 May are the ones to try.
Search the coast, not only the town
Cannes sits on the same coastal railway as Antibes, Juan-les-Pins and Nice, and the regional trains are frequent. Antibes is about ten minutes east by train, Nice about thirty to forty minutes. Le Cannet sits directly above Cannes, and Mandelieu-la-Napoule is just west along the bay.
The alert we set up covers Cannes, Le Cannet, Mandelieu and Antibes in one search. If that is still too tight, run a second search over Nice, which has far more stock. Anything walkable to the Croisette is the premium; a ten minute train is the realistic compromise.
The same coast hosts the Monaco Grand Prix two weeks later, so if you are coming for both, it is worth knowing that hosts here are used to long minimum stays across May.
Cannes Film Festival accommodation questions
When is the Cannes Film Festival 2027?
Tuesday 11 May to Saturday 22 May 2027. It is the 80th edition, held at the Palais des Festivals on the Croisette.
How far ahead do people book for Cannes?
Often a year ahead. Much of the film industry books the next festival soon after the last one ends, and many come back to the same place every year. Booking within a few months of the festival means working the cancellation market.
How much more expensive is Cannes during the festival?
Roughly three times a normal night. One analysis of Cannes hotels found the median room going from about €160 a few days before the festival to about €470 on opening day. Rentals follow the same pattern.
Where else can I stay for the Cannes Film Festival?
Le Cannet and Mandelieu are right next door. Antibes and Juan-les-Pins are about ten minutes east by train, and Nice is thirty to forty minutes away with much more choice. If Cannes itself is full, Nice plus the train is the realistic fallback.
Is the second week of the festival easier to book?
Often. The first days carry the biggest premieres and the busiest part of the Marché du Film, the trade market alongside the festival. The market closes a few days before the festival does, so the last nights before the closing ceremony are the best chance of finding something.
