Oktoberfest in Munich: the accommodation problem

Oktoberfest is the clearest example of a market that empties out early. Central Munich hotels start selling out for festival weekends from January, and the budget end, hostels and the cheaper Airbnbs, is usually gone by late spring. If you are looking now, you are not looking at a market with supply in it. You are waiting for someone to cancel.

That is a worse position to be in than it sounds, because cancellations are silent. A place that frees up simply reappears in search results, and whoever happens to be looking in that window books it.

Not every night of Oktoberfest is equally hard

Three dates carry the highest prices and the tightest supply, and they are worth knowing before you set a search:

The opening weekend, when the first barrel is tapped.
The Italian Weekend, 25 to 27 September 2026, which is exactly what it sounds like and reliably the busiest of the run.
German Unity Day, 3 October, which lands on a Saturday-adjacent public holiday and pulls in domestic visitors on top of everyone else.

Midweek in the second week is the softest part of the festival. If your dates can move at all, moving them there does more for you than any alert will.

What the prices actually look like

For context on what you are competing for: mid-range places near the Theresienwiese run around €200 to €350 a night on weekdays, and anything genuinely within walking distance can reach €300 to €500 at the weekend. Luxury rooms run well past that for the whole period.

This matters for how you set your alert. If you put a price ceiling on your Airbnb search that reflects normal Munich prices, you will filter out essentially everything and then conclude the alert is broken. Set the ceiling at what you would actually pay during the festival, not what the same flat costs in November.

Widen the map before you widen the budget

Munich has a genuinely good S-Bahn and U-Bahn network, and the Theresienwiese is central, which means a place twenty minutes out on a direct line is a real option rather than a compromise. Suburbs along the S-Bahn, and towns like Augsburg on the fast train, keep some availability long after the centre has gone.
