    Monaco is the smallest venue on the Formula 1 calendar in every sense, including beds. The principality simply does not have the accommodation to house a Grand Prix crowd, so race week has always been a Côte d'Azur problem rather than a Monaco one.

    That is the thing to internalise before you set an alert: searching inside Monaco itself and waiting is close to hopeless. Searching the coastal rail corridor is a real strategy, because the trains are frequent and the towns along them are proper towns with proper rental stock.

    The railway is the search area

    Monaco's station connects along the coast to Nice, Cannes, Menton and Ventimiglia, and the ride times are short enough that these are genuinely commutable rather than a compromise.

    • Nice has the widest range of accommodation of anywhere nearby and is the default recommendation, which also means it fills up and prices climb sharply as the race approaches.
    • Menton is about twelve minutes by train, to the east, and is consistently the smarter search. It is smaller, quieter, cheaper, and gets a fraction of the attention Nice does.
    • Ventimiglia, just over the Italian border, is further still and is where you look when everything French has gone. Prices there are set by a different market.

    If you are running more than one search, Nice and Menton is the obvious pair, with Ventimiglia as the third.

    Price rises here are about timing, not just demand

    The pattern on this race is that prices ratchet up as the weekend approaches rather than availability simply vanishing. Nice sees a significant surge in both demand and cost, and the surge accelerates late.

    This changes what a good alert looks like. It is not only new listings you care about; it is the price. A place that was outside your ceiling in March can drop back inside it when a host who priced optimistically starts to worry about an empty week.     Check what you are actually booking

    Two local specifics worth knowing before you commit.

    First, minimum stays. A lot of hosts along the coast impose three, five or seven night minimums across race week. If your search is for two nights, you may be seeing an empty result page that has nothing to do with availability.

    Second, be careful with listings that advertise a view of the circuit. Some are genuine and priced accordingly; some are a long way up the hill with a sliver of harbour visible. If the view is the reason you are paying the premium, read the reviews rather than the title, and use the rating and review-count filters so you are not alerted about places with almost no history.
