    Coachella in Indio: the accommodation problem

    Coachella has an unusual booking curve. Most festivals sell accommodation out after the lineup drops. Here the good rentals go before it: properties in Indian Palms with private pools tend to be gone by November or December, and most of the desirable houses are booked before the lineup is announced in January.

    Which means the people booking early are not booking a lineup. They are booking a house, on the assumption they will want to go. When those assumptions change, the house comes back on the market, quietly.

    Two weekends, and they are not the same market

    Coachella runs the same lineup over two weekends, 9 to 11 April and 16 to 18 April in 2027. Weekend one is the one people default to, so it is consistently the harder and pricier of the two.

    If your dates are genuinely flexible between the two, set your alert on weekend two and you are competing with a smaller crowd for the same music. If they are not flexible, say so in the search and let the alert do the waiting, but know which of the two you are in.

    Where you stay decides how much of the day you lose

    The Empire Polo Club is in Indio. Staying locally puts you 5 to 15 minutes from the gates. Staying in Palm Springs puts you 45 to 75 minutes away in festival traffic, each way, every day.

    The three areas most people end up choosing between are Indio, La Quinta and Palm Desert. For a sense of the number: a group of six splitting a three-bedroom rental in Indian Palms is looking at roughly $1,500 to $2,400 in total for three nights, which is a different kind of maths from a hotel room and part of why the houses go first.

    If you widen your search to Palm Springs to find availability, budget the traffic honestly. An extra two hours a day in a car is a real cost, and it is the thing people regret.

    What to watch, and for how long

    Because the market clears so early, a Coachella alert is a long game rather than a last-minute scramble. Groups drop out, plans change, and the house that six people booked in November becomes a house that four people cannot afford in February.

    Weekend two, consistently. The lineup is the same and it is the less default choice, so both availability and prices are a little kinder. If your dates can move between the two, that is the single easiest win available.

    Should I just stay in Palm Springs?

    You can, and there is more supply there, but be honest about the drive. Palm Springs is 45 to 75 minutes from the Polo Club in festival traffic each way, against 5 to 15 minutes from Indio. Over three days that is most of a day spent in a car.

    Is it worth setting an alert months before Coachella?

    For this festival, yes, more than for most. The market clears in the autumn, so the availability that appears afterwards is almost entirely groups falling apart and deposits being written off. That happens steadily right through to April.
